Notice of Dues Increase - January 2023

December 1, 2022

Dear Villas West Owners,

The Board of Directors approved an increase in Annual Monthly Assessment/Dues at the

November 2023 Special Board Meeting.


The new rate will be $275.00 per month beginning January 1, 2023 (an increase of $40

per month). (U.S. check or money order/cashier’s check only)


Villas West has experienced several expenditures the past two years for Major Maintenance Projects including: new roofs, pool upgrades, new heating and air conditioning units multiple roof replacements and unforeseen costs associated with the disastrous storm in July 2022.


Our CC&Rs specifically state: Article 7.9 (b) “Funding the Reserves. This reserve fund shall be funded by a portion of the Annual Assessments of Owners rather than by Special Assessments.” The purpose is to minimize the need to assess owners a large sum in any one year.


The Reserve Study conducted in 2018 recommends that we maintain a Reserve Fund at a 70%-130%

level to minimize the risk of a special assessment. The increase in monthly dues only maintains our Reserve Fund at the current level (it doesn’t build it as the Reserve Study recommends for each year). With the approved increase we anticipate depositing over $100,000 into our Reserve account to start building it back up to where it once was.


The Villas are now over 50 years old. We have mature landscaping and infrastructure that need constant attention and periodic major repairs and replacements. We have a significant number (200+) of HVAC units that are 25-30 years of age that are starting to fail regularly, as well as an ongoing list of roofs that are scheduled for replacement over the coming years. As we all know everything has gone up over the last year. There is a cost of doing business and here are just a few examples of what we are faced with:


  • The cost of HVAC systems has gone up $2290 over the last couple of years
  • Utilities are up 7%
  • Estimated insurance increase of more than $35,000
  • Landscaping cost up 11%.

Pool Hours - Oct 2022

 The gates will be locked at 6 when the pools are covered. Remember, the pool area is not a “party” spot, the rules still apply… no alcohol, food or glass containers are allowed in the pool area. 

New Prices for Painting - July 2022

  •  We recently started a new paint schedule and like everything else the price has increased.  We are now being charged $150 for the additions (shed).  The price that we had been charging for painting a shed had not increased since before 2014 but unfortunately, we are no longer able to subsidize the painting. 
  • Beginning July 1, 2022, we will be charging $150 for our vendor to paint your shed. 
  •  All sheds will be painted when the unit is painted unless you notify us beforehand that you will be painting this yourself.  
  • All painting must be completed within 30 days of your unit being painted.  If you are seasonal and choose to paint your shed, this must be completed within 30 days of your arrival.  Please check with the office to see if your unit scheduled to be painted. 


New Rules for Recycling - January 2022


A few safeguards to help control our recycle problem.  


The area will be open from 8am to 3pm, Monday through Friday and closed on weekends.

Our staff will open the lids for use during the day and close them when they leave.

We have made the following changes:


  • There is a camera installed and we are awaiting a second camera.  
  • There are two new cans for owners to use for aluminum cans and for plastic bags.
  • One dumpster will be marked for cardboard only.  
  • ALL boxes must be broken down.
  • Someone will be watching over the enclosure at various times to help with sorting if need be.
  • There is all new signage showing what is and what isn’t acceptable.
  • Flyers will be handed out when given parking permits.
  • New Flyers are posted at the office.
  • The gate to recycle will be locked after hours and on weekends.  
  • There will be fines and possible banning for misuse of recycling.

Change in Debris Pick-up - February 2022

For years the Villas staff has picked up lawn clippings as a courtesy to our residents. Clippings were to be bagged or boxed for easy handling. In the past, many items have been placed on the curb for pickup by our staff that are not clippings.  


Beginning in February 2022 we will be picking up lawn clippings and debris that is bagged or boxed on Monday and Thursday only.  Please place items at the curb by 1:00pm on the day of pickup only.  Reducing the days of pick up to two days will free our staff to do other tasks. It will also cut down the cost of fuel. 


With the decrease in pickups (plant clippings only), we will now offer a once a month pick up for small landfill items. (No furniture or lawn furniture) This will be on the third Friday of each month. You must sign up with the office and pay a fee of $5.00, $10 for larger items.  The funds collected will be used to defer the cost of the dump fees.  


The office and crew hope this policy will benefit our residents and decrease the items placed on curbs, deterring from the beautiful landscape we have here at Villas West.

November 17, 2022 (Thursday due to Patio Sale on Friday)

December 9, 2022 (2nd Friday due to Holiday functions)
